They are now seeking a skilled Block Manager to join their office-based team in Windsor, working alongside a Senior Block Manager to manage a portfolio of residential properties and contribute to the company’s success.
The Role
This is a great opportunity for an experienced and proactive Block Manager to take charge of a residential portfolio while supporting the wider team. Based in our client’s Windsor office, you’ll handle the day-to-day management of blocks, ensure resident satisfaction, and work closely with colleagues in a collaborative environment. This office-based role offers variety, responsibility, and the chance to grow within a respected company.
Key Responsibilities

Portfolio Management: Manage a portfolio of residential blocks, ensuring properties are well-maintained and meet regulatory standards.

Resident Liaison: Act as a key point of contact for residents, addressing queries, resolving issues, and maintaining positive relationships.

Financial Duties: Prepare budgets, issue service charge demands, monitor payments, and assist with financial reporting for your portfolio.

Maintenance Oversight: Coordinate routine and reactive maintenance works, liaise with contractors, and ensure timely and cost-effective solutions.

Compliance: Ensure adherence to health and safety regulations, lease terms, and statutory requirements, conducting site visits as needed.

Meeting Support: Assist with organising and attending meetings such as AGMs, taking minutes, and following up on agreed actions.

Team Contribution: Work collaboratively with the team, supporting the Senior Block Manager and sharing insights to enhance service delivery.
What Our Client is Looking For

Experience: Solid experience in block management or property management, with a good understanding of residential property operations.

Skills: Strong organisational skills, attention to detail, and the ability to manage multiple tasks effectively.

Communication: Excellent verbal and written communication skills, with a professional and friendly approach to residents and colleagues.

Tech Savvy: Proficiency in Microsoft Office (Word, Excel, Outlook); familiarity with property management software is a plus.

Knowledge: Working knowledge of leasehold legislation, service charge processes, and health and safety requirements.
